Market Analysis and Trends
The Real Estate Development Committee was in charge of everything and anything real estate and business. This group was the key contributor to the class’s real estate development proposals.



This committee had a number of important duties:
This group created a pro forma and a market analysis for the site. They had to balance what every stakeholder wanted to see at the site, while also taking into consideration the development, financial, and feasibility factors. The data they collected helped the class understand what could be built here from a real estate standpoint.

This group conducted a number of real estate centered analyses for the site and the city. One such analysis was the Housing Niche Analysis, shown below. This shows a deep examination of the city’s economic characteristics.

The City of Independence is home to a number of businesses and could be considered a small economic hub. It was this group’s task to identify economic trends in the area including but not limited to major employers, commuting characteristics, income, and more. Housing trends were also identified.

Meet the Real Estate Development Committee
Diane Hall is a graduate student in Nonprofit Management at CSU and a dedicated professional with experience in nonprofit operations and financial management. She has played a key role in managing finances, coordinating fundraising efforts, and supporting Trinity Church’s organizational growth. For this project, she combined strong technical skills with research for the real estate development team and assisted with community engagement. She is actively involved in veteran advocacy and local service initiatives, reflecting her commitment to making a meaningful impact in her community. Fun fact: she lived in Japan for seven years.


Danielle A. Mabra is a Master of Public Administration candidate in her final semester at Cleveland State University. She currently serves as a Financial Specialist in the Admissions and Financial Clearance Department at the Metrohealth Medical System. Her contributions to this project as a member of the Real Estate Development team include the collection and analysis of demographic data, as well as the market and site suitability analyses. She is an avid reader who enjoys spending time with her family and traveling.
Christopher Oley, also known as CJ, is a Master of Public Administration student in his final semester at CSU. He currently works for Stark Enterprises and is pursuing a real estate salesperson license in addition to his studies at CSU. Christopher has an interest city management, economic development, and real estate development, and hopes to work on behalf of the public following his internship experience at the City of Cleveland’s Department of Economic Development. Outside of class, Christopher enjoys spending time with family and friends and his dog, Blue.


Fallon Robinson is a Master of Urban Planning and Development student graduating this May. She currently works in local government and is passionate about community engagement, equitable development, and plans. As a part of Real Estate Development, she analyzed demographic data, reviewed the City’s market analysis, and analyzing building footprints to inform potential development on the site. A fun fact about Fallon is that she loves to unwind by crocheting and binge watch her favorite show.
CJ Turner is a Master of Urban Planning and Development (MUPD) student graduating in Spring 2026. He earned his BA in Sociology from Kent State in May 2019. His professional career working in the nonprofit sector landed him at Towards Employment as a Facilitator helping individuals who have been justice-impacted with career advancement skills. CJ’s interests in planning and this project are workforce development, public/third-spaces, and localized economies. In his free time he enjoys urban exploring, board games, and dancing.
